Is the Holiday Season a Smart Time to Sell?

This is the time of year where I always get the question “Is it smart to list my home during the holidays?” The simple answer is yes, but let me tell you why.

During the fall, most of the summer homes have already been flushed out of the market. What that means to you as a seller is that there are less homes on the market, which means less competition for your home.

Buyers that are looking during the holidays are serious buyers. A lot of times they are employees that are transferring to the city at the beginning of the year, so they have an urge to find a home and close on it quickly. A lot of buyers in the summer are just out there browsing, you won’t see those types of buyers in the fall.

In addition to that, there are a lot of buyers looking to buy and sell for tax reasons. Many people think that this is the slow time of year for agents, but in reality, there are still quite a few buyers and sellers on the market who are ready to get a deal done by the end of the year.

If you sell now, you have the advantage of being a non-contingent buyer in the spring. Non-contingent buyers always stand out to sellers, because they can close quickly once the sale is final.

Just because you decide to sell now, doesn’t necessarily mean you have to move out of your home right away. A lot of times, we can close your property and offer you a temporary leaseback. We can keep you in the home for 60 days or more after the close of the property. For example, if you sold at the end of October and closed at the beginning of December, you could probably stay in the home until January or February pretty easily. This gives you a lot of flexibility when it comes time to buy in the spring.
