Expert Advice to Get Through the Inspection Process

Congratulations! Your home is under contract. But where do we go from here?

The first thing to expect once your house is under contract is a professional inspection. You'll need to have your home in tip-top shape before this if you want to avoid a long write-up of problems. We recommend that you not be present during the inspection. Another recommendation is that you replace your AC filter - otherwise your inspector could have inaccurate readings around your home and he or she may conclude that you need a new AC system. Changing your filter could save you $500 or $600.

Another thing we suggest is to take off any locks you have on gates or electrical panels. The inspector will need to get to those things. Don't forget to make it easy for the inspector to get to things like your water heater, furnace, or any other hard-to-reach appliance. The inspector needs clear access to all of your home.

At some point we'll get a copy of the inspection report and we'll make amendments to it. Unless your home is brand-new, you should expect some amendments to be requested and repairs to be made.
